Acquisitions

We buy residential property as a principal, buying for cash and making decisions in-house. We consider estates, tenant-occupied homes, properties with deferred maintenance, title or permit issues, and unusual lots. We look at what is there today and what the land can support. Our construction and brokerage teams help us assess the work a property needs and its place in the local market. We can structure a purchase around the seller’s timing and needs, with a direct conversation about what matters to them.

Development

We renovate, extend, convert, and build homes through our in-house construction arm. Construction management stays within the firm, connecting the work on site with the decisions made when we buy a property. We study each village’s zoning and work through its design review process. The aim is to build homes that fit the street, whether the work is a renovation of an existing house or a new home from the ground up. We consider the lot, the existing building, and how the finished home will be used.

Brokerage

Our full-service licensed New York brokerage, The Giraldo Group, serves all of Westchester County. We help buyers and sellers throughout the county. Brokerage is part of the firm, so our view of a property is informed by people who sell homes in these towns. If selling directly to us is not an owner’s best option, we say so. Our brokerage can represent the owner on the open market if they choose.
