Our principles
Philosophy
Giraldo Capital is a privately held, vertically integrated real estate firm. We buy, build, and broker homes in a small number of Westchester communities we know street by street. We buy for cash, make our own decisions, and do our own work.
We see what a property can become.
Most buyers price the house that is standing. We study the land beneath it, including the zoning, the lot, and the street, and what it can support. That is why we often find value, and pay for it, where others see only a problem.
Clear answers, kept.
Decisions are made by principals who have seen the property. Technology lets us evaluate a property the day we see it, and the judgment is ours. We answer quickly, offer terms we intend to keep, and close on the seller's timeline. If our diligence turns up something neither side knew, we raise it openly and early, never at the closing table.
One firm, start to finish.
Acquisitions, construction, and brokerage sit under one roof. Our budgets come from people who build. Our values come from people who sell homes in these neighborhoods. Fewer outside parties means fewer ways for a deal to fall apart.
Prices, not predictions.
We underwrite to what homes are selling for today and never to a forecast. It keeps our offers honest and our commitments ones we can honor.
Transactions over aggregates.
We weigh what we can observe: closed sales, days on market, sale-to-list ratios, price reductions, and the offers we see ourselves. Aggregate statistics and forecasts describe an average; we buy one house on one street at a time.
Constraints are a moat.
Westchester's supply is limited by built-out land, local zoning, and multi-board approvals, so new homes take years to arrive. We work within those limits, starting from what is permitted as of right, rather than fighting them. Read our view of the market ↗
Brokers are partners.
Much of what we buy comes from agents. We protect commissions, respond within one business day, and give a straight answer even when it is a no. The agents who bring us our best opportunities are the ones we most want to hear from again, and we structure our terms accordingly.
Small towns have long memories.
We build homes that neighbors are glad to live beside. If selling to us is not an owner's best option, we say so, and our brokerage can help them list instead.
